PROJECT OVERVIEW

A London-based property investor brought Blueprint Builders a one-bedroom maisonette in West Hampstead that was underperforming its postcode. The brief was straightforward: maximise the asset. We delivered a full maisonette extension and refurbishment — new rear extension, complete internal reconfiguration, bespoke kitchen fit-out, new en-suite, and a full bathroom overhaul — finished to a specification that moved the property into a different rental and resale bracket entirely. It was the first project in what’s become an ongoing working relationship.

THE CHALLENGE

West Hampstead commands strong rents and strong sale prices — but only if the product justifies them. This maisonette didn’t. One bedroom capped its rental ceiling immediately. The kitchen was a narrow galley with flat-pack units and no natural light. The bathroom was a green suite on cork floors. The hallway and living areas had been patched over the years but never properly touched.

For a developer, every decision on a project like this is a calculation: what does the work cost, what does it unlock, and who does it reliably. The investor’s brief was to add a bedroom, achieve a premium finish throughout, and do it with a contractor they wouldn’t have to manage. We’ve been working together ever since.
