Project Overview
The clients had outgrown their home but loved where they lived. Rather than move, they chose to build. The brief was ambitious: add meaningful space on two floors, modernise the entire exterior, and upgrade every system in the house to support a growing family.
We delivered a double storey side extension, a single storey rear extension, full K-render external finish, new windows and doors, a client-supplied kitchen fit-out, new electrics, new plumbing including a new boiler and water tank, new fencing, and a concrete base to the side garden. The transformation — inside and out — is total.
Scope of Works
Double Storey Side Extension
The centrepiece of the project. We built a full double storey side extension, adding two large rooms on the first floor and significantly expanding the ground floor footprint. Structurally, this involved new foundations, block and beam construction, and a tiled pitched roof tied into the existing roofline. New openings were formed through the original structure at both ground and first floor level, made good throughout.
Single Storey Rear Extension
A single storey rear extension enlarged the ground floor kitchen and lounge areas, giving the family the open-plan living space they needed. This extension was finished in exposed brick — a deliberate design choice to contrast against the rendered main house and give the rear elevation visual interest rather than a uniform finish.
K-Render External Finish
The original exterior was tired and dated — exposed stone and patchwork rendering that had seen better days. We applied K-render across the entire main property and the new double storey extension, producing a smooth, clean, modern finish. The transformation from the street is dramatic. The house looks entirely new.
New Windows & Doors
New uPVC windows and doors were installed throughout the new extensions — including French doors at ground floor level opening onto the rear garden — fitted to the new openings and finished cleanly inside and out.
New Electrics Throughout
A full rewire was carried out to accommodate the new rooms and extended living areas, with recessed lighting, new consumer unit, and circuits run to service all new spaces.
New Plumbing — Boiler, Water Tank & Additional Bathroom
The additional first floor bathroom required a full plumbing upgrade. We installed a new boiler and pressurised water tank to handle the increased demand, with new hot and cold runs throughout the extended areas. The new bathroom was fitted out to a clean, modern specification.
Kitchen Fit-Out
The client supplied their own kitchen, which we installed into the enlarged ground floor space — including all units, worktops, appliances, plumbing connections, and electrical connections. The result is a large, well-lit kitchen that bears no resemblance to what was there before.
Internal Doors
Client-supplied internal doors were hung throughout, maintaining consistency with the client’s chosen aesthetic across the whole property.
External Works — Fencing & Concrete Side Garden
New timber panel fencing was installed to the boundaries, and a full concrete base was laid to the side garden — creating a clean, low-maintenance external area that makes use of space that previously added nothing to the property.
The Result
What arrived on site as a standard three-bedroom semi left as a substantially larger, completely modernised family home. The double storey extension added two bedrooms worth of usable space upstairs and transformed the ground floor layout. The K-render finish wiped away decades of weathering and gave the property serious kerb appeal. From the street, the house is unrecognisable — in the best possible way.
